Water Heater Installations Built for New York City Homes and Buildings
Replacing a water heater in NYC is a permitted plumbing job, and in most cases a gas job, which means a licensed master plumber files a Limited Alteration Application with the Department of Buildings before the old tank comes out. That surprises a lot of people who have watched a handyman swap one in an afternoon. The paperwork exists because the venting and the gas connection are where things go wrong.

Our Water Heater Installation Process, Step by Step

Site visit and sizing
We count bathrooms, look at fixtures, ask about the morning routine and check the incoming water pressure and temperature. Tank size or tankless flow rate comes out of that.

Vent and gas check
We inspect the chimney or flue, measure the gas line from the meter, and confirm the drain path for condensate on a condensing unit. Tankless units need 3/4-inch gas and often a new run from the meter.

Permit filing
Our licensed master plumber files the LAA with DOB. If the building requires an alteration agreement or a certificate of insurance, we send that at the same time.
- 04
Removal
Water shut, tank drained to a floor drain or pumped out, gas isolated, old unit disconnected and carried out. In walk-ups this is where the crew earns it.

Installation
New unit set on a stand or in a pan, water connections with dielectric protection, T&P discharge piped down, expansion tank where the building has a check valve or PRV, gas connection with a drip leg and shutoff, venting run and secured.

Test
Gas connections leak-checked, vent draft confirmed, unit fired and brought to temperature, every joint checked wet. Tankless units get the gas pressure verified under load.

Inspection and handoff
DOB inspection scheduled when required, paperwork closed out, and the plumber walks you through the shutoffs, the temperature and the maintenance schedule.
Water Heater Options That Fit NYC Apartments and Buildings
Standard gas tank. Still the most common unit in the city. 30 to 75 gallons, atmospheric or power vented, 8 to 12 years of life with basic maintenance. The least expensive install when the chimney and gas line are already right.
Electric tank. No venting, no gas line, quiet. The default for small apartments and for buildings that never ran gas to the unit. Recovery is slower, so sizing matters more.
Tankless. Endless hot water and a freed-up closet, which in Manhattan is real money. The trade-offs: a bigger gas line, a vent through an exterior wall or a lined chimney, an annual descale, and a higher install cost. In a row house with a side wall you own, it works well. In a mid-block apartment with no exterior wall, it often cannot be done.
Heat pump water heater. Electric, pulls heat out of the surrounding air, uses a fraction of the electricity of a standard electric tank. Needs a room's worth of air volume and a condensate drain, and it cools the space it sits in, which a basement laundry room does not mind. Utility and state rebates come and go, and we can point you to the current ones.
Indirect water heater. A tank heated by the building's boiler through a coil. Efficient in a building with a good hot water boiler, common in brownstones with hydronic heat, and our boiler repair team handles both sides of that system.
What Affects the Cost of Water Heater Installation in NYC
Venting work
Reusing a sound chimney is cheap. Lining a chimney, running new B-vent, or cutting a side-wall vent through a masonry wall is not. In attached row houses in Brooklyn and the Bronx the vent path is usually the biggest variable.
Gas line changes
Going from a 40,000 BTU tank to a 180,000 BTU tankless means the gas line often has to be upsized from the meter. That is a separate gas line repair and installation job with its own pressure test.
Permits and building requirements
LAA filing fees, DOB inspection, certificates of insurance, and any alteration agreement fees the co-op charges. All spelled out on the estimate.
Access and removal
A 75-gallon tank down four flights of a walk-up on the Upper West Side is a two-person carry each way. Basement units with a bulkhead door are the easy ones.

Chimneys shared with the boiler
When a water heater and a boiler share a flue and one of them gets replaced with a sealed-combustion unit, the other is left alone in a flue too big for it. We size the vent for what is actually still using the chimney.
Exterior wall access
Sidewall venting for tankless and power-vent units needs clearance from windows, doors and property lines. On a lot-line wall in a row house that can rule it out, and we tell you before you buy the unit.
Water pressure
High-rise pressure zones, roof tanks and old pressure reducing valves change what the T&P valve and expansion tank have to handle. We measure and set it up for the floor you are on.
Electrical capacity
Heat pump and electric tank heaters need a dedicated circuit. Prewar apartments with 60-amp service may not have it, and we say so early so an electrician can be lined up.
Preventing and Solving Common Water Heater Installation Problems
Undersized units
Cold showers by the third person. We size from bathrooms and habits, and we tell you when a bigger tank or a tankless is worth the difference.
Wrong venting
Backdrafting at the draft hood puts combustion gases in the apartment. Every install gets a draft test with the burner running, and a carbon monoxide alarm nearby.
No expansion tank
A closed system with a PRV or check valve has nowhere for expanded water to go, so the T&P valve drips onto the floor and the tank takes a beating. We add the expansion tank where the building calls for it.
Skipped permit
The unit works fine until the apartment sells or the co-op does a walkthrough. We file every install.
