Plumbing Built for Upper West Side Prewars, Brownstones and Rentals

The Upper West Side is the prewar apartment capital of the world. The great buildings on Central Park West, West End Avenue and Riverside Drive went up between 1900 and 1930 with thick masonry walls, brass and galvanized risers buried in plaster with no access panels, cast iron stacks, one-pipe steam and roof tanks. Classic sixes and sevens with a maid's room that became a laundry room or a second bathroom in the 1980s, when a lot of apartments were also combined, and two plumbing systems got tied together by whoever the co-op hired that year.

The side streets are brownstones from the 1880s and 90s, most of them chopped into apartments decades ago and a good number now being put back together as single-family houses with new plumbing from the cellar to the roof. North of 96th Street are the tenements and rental buildings of Manhattan Valley. Along the river from 59th to 72nd are the newer towers with booster pumps and pressure zones. And Lincoln Towers, a 1960s complex with its own generation of pipe and its own management office.

NYC Plumber Co works across all of it. Our plumbers know what a 1920s brass riser looks like when it finally lets go behind a plaster wall on West 86th Street, know which co-ops ban washing machines because the drain lines cannot take the discharge, and know how to trace a leak through three floors of a combined apartment where the plans no longer match the pipes.

The neighborhood runs on co-op boards and managing agents. Alteration agreements, wet-over-dry rules, washer and dryer rules, certificates of insurance and work windows are part of every job above a simple repair, and we handle the paperwork the same day it is requested.

Timing Plumbing Work Around Upper West Side Buildings and Rules

Co-op boards and alteration agreements

Repairs are routine. Renovations go through the board: an alteration agreement, an engineer's review, insurance at the building's limits, and a licensed plumber's filing. Many Upper West Side boards also restrict work hours and require summer scheduling for anything noisy. We build the plumbing scope around the approval, so the work is ready when the board says yes.

Washer and dryer rules

A lot of prewar co-ops prohibit washing machines, and the ones that allow them have specific requirements: a dedicated drain, a pan, a shutoff, a water-sensing valve. We install to the building's spec and tell you up front when the answer is going to be no.

Apartment combinations

Combining two apartments means tying two sets of risers, stacks and shutoffs into one system that makes sense. The plumbing is usually the most complicated part of a combination and the part the board looks at hardest. We have done enough of them to know what the engineer will ask for.

Brownstone renovations

Turning a four-unit brownstone back into a house means a new water service, a new gas service, a boiler and indirect tank, bathrooms on every floor and a drainage plan for a cellar that was never meant to be finished. We handle the plumbing scope with the architect and the general contractor from the first walkthrough.

Leak Detection, Pipe Repair, Boiler and Emergency Plumbing for Upper West Side Properties

Leak detection is the daily work of the Upper West Side. A stain on a bedroom ceiling in a Riverside Drive co-op has a bathroom above it, a riser beside it, and a combined apartment two floors up that moved its kitchen in 1987. Instruments first, one opening, a report the managing agent accepts.

Pipe repair for the century-old brass and galvanized behind the plaster, the cast iron stacks that crack at the floor line, and the copper and PEX added during every renovation since. Transitions done correctly, walls opened where the instruments say, and repiping when the run is past saving.

Boiler repair for one-pipe steam in the prewar buildings, hot water systems in the brownstones, and the pre-season service that keeps a 100-unit building on West End Avenue off the HPD complaint list in January. Vents, cutoffs, pressuretrols, near-boiler piping.

Faucet and fixture installation for co-op renovations, brownstone bathrooms and the washer and dryer installs the board approved, roughed in to the spec and tested before the tile.

Drain cleaning for kitchen stacks with a century of grease, tub drains through lead traps, and the lines in Manhattan Valley walk-ups and the restaurants along Amsterdam and Columbus. Cable, jetter and camera.

Water heater repair and water heater installation for brownstones with a tank in the cellar, apartments with individual units, and buildings with central hot water off the boiler.

Gas line repair, new gas services for brownstone renovations, Local Law 152 inspections for the co-ops and rentals, and kitchen gas for the restaurants. Con Edison territory, LAA filings, pressure tests.

Toilet repair from original prewar fixtures on lead bends to wall-hung units in the newer towers, with the low-flow rules most boards impose on replacement.

Sewer line repair for brownstones and small buildings with their own house connection, with DEP permits and sidewalk restoration.

Emergency plumbing 24 hours a day. A riser failure in a prewar with 12 apartments on the line is a building-wide problem in minutes, and we treat it that way.

Commercial plumbing for restaurants, shops, schools and the institutions around Lincoln Center and Columbia, with backflow testing and maintenance agreements.

Emergencies, Repairs and a Simple Process on the Upper West Side

Upper West Side work runs through managing agents, resident managers and boards that have seen it all. The process respects that.

Call (929) 717-4784 or send the form. Tell us the building, the managing agent and the problem. The certificate of insurance goes out, the plumber arrives in the window with floor protection, diagnoses, and gives you a written price. The work is done, tested and cleaned up. Filings and inspections are handled by us, and the board gets what it asks for.
