In New York City, the sewer pipe from your building to the city main under the street is yours. All of it - under the basement floor, under the front yard or the areaway, under the sidewalk, under the roadway until it meets the city sewer. The Department of Environmental Protection maintains the main. Everything before it, the house connection, belongs to the property owner. That is the fact that turns a backup into a project.

Our plumbers camera the line to find the actual problem, which in this city is usually one of four things: roots from a street tree cracking clay pipe, a belly where the ground settled and the pipe now holds water, a joint that separated, or a section that collapsed. The work
Excavation with shoring, old pipe removed, new pipe laid on proper bedding and pitch, connections made at the building and at the main. Lining jobs skip the dig - the liner is pulled or inverted into place and cured inside the old pipe.
Inspection
DEP inspects the new connection before backfill. We schedule it and we are there for it.
Restoration
Backfill compacted in lifts, sidewalk or roadway restored to city spec, basement floor patched if we came through the slab. Final camera run recorded for your file.
Spot repair. One broken joint, one crushed section under a driveway, one root ball at a single crack. We dig to it, replace a few feet of pipe and tie it back in. The least expensive fix when the rest of the line is sound on camera.
Cured-in-place pipe lining. A resin-saturated liner pulled through the existing pipe and cured into a new pipe inside the old one. No excavation in most cases, which matters under a Manhattan sidewalk or a finished basement. It needs a pipe that is not collapsed and not badly bellied, and it reduces the inside diameter slightly.
Full replacement. New pipe from the building to the main. The answer when the clay is fractured along most of its length, when there is a serious belly, or when lining would not hold. It is the biggest job. New pipe on proper bedding does not come up again for a very long time.
Backwater valves. A one-way valve on the house connection that closes when the city sewer surcharges in a storm. In low-lying parts of Queens and Brooklyn on the combined sewer system, this is what keeps street sewage out of the basement during a cloudburst.
Cleanout installation. Many older buildings have no accessible cleanout on the house connection. Adding one during a repair means the next clog gets cleared in an hour without opening the floor.

A house connection in Queens may run six feet deep. In parts of Manhattan and the Bronx the main is much deeper and the trench needs real shoring.
The method sets the number. Lining avoids the dig but is priced by the foot and needs a pipe that qualifies. Replacement is the most labor and the most restoration.

A finished basement, a paved areaway, a tree pit, a gas service running over the sewer. Manhattan sub-sidewalk vaults are the hardest and priced accordingly.
Most house connections older than 1960 are vitrified clay with joints every few feet. Street tree roots find every joint. The city keeps planting trees over them.
Most of the city carries sewage and stormwater in the same pipe. In a heavy rain the system surcharges and pushes back into low basements. A backwater valve is the fix, and a sump with a check valve for the basement drains.
Fill soil in the outer boroughs settles. The pipe sags, holds water and grease, and clogs on a schedule. A belly has to be dug out and re-laid on proper pitch, which is why lining is not offered on those sections.
Under a Manhattan sidewalk sits a vault, then steam, gas, electric, water and telecom before you reach the sewer. Coordination and markouts are most of the job downtown in the Financial District and Tribeca.
A sewer inspection during due diligence on a house in Queens or a brownstone in Brooklyn is the cheapest insurance in real estate. Buyers who skipped it tend to call us within two years.
Multifamily buildings with a history of root intrusion get the main jetted and the roots cut every year or two. A few hundred dollars against a flooded basement.
Gurgling in the lowest fixtures, a floor drain that seeps after a rain, sewage smell in the basement, a patch of the front yard that stays green in August. All of those come before the backup.
