The Financial District is three neighborhoods wearing one name. There are the office towers on Wall, Broad and Water Street, some of them now apartments after conversions that ran pipe up cores designed for law firms. There are the 19th-century blocks around Stone Street, Front Street and the Seaport, five stories of brick with cast iron drains that predate the Brooklyn Bridge. And there is the new construction along the river and around the World Trade Center, with booster pumps, pressure zones and mechanical rooms full of equipment that needs someone who has seen it before.
