Plumbing Built for Tribeca's Lofts, Cast-Iron Buildings and New Condos

Tribeca's plumbing was designed for butter, eggs and textiles. The cast-iron and brick warehouses on Greenwich, Hudson, Franklin and Duane Street were built with one or two stacks, a freight elevator and a sink on each floor. Then the 1970s and 80s turned them into lofts, and every floor became an apartment with a kitchen in the middle of the plan and a bathroom wherever the owner wanted it, sometimes 50 feet from the nearest stack. That is the origin of most of the drain calls we get in the neighborhood.

The buildings that followed - the 1990s and 2000s conversions, then the new towers along the river and the West Side Highway - have the opposite problem. Engineered systems with booster pumps, pressure zones, thermostatic valves and radiant floors that fail expensively when someone who does not know them touches them.

NYC Plumber Co works in both from an office minutes away at 1 Liberty St. Our plumbers know what a flat, undersized, 40-year-old loft drain run does every winter, which buildings sit in the Tribeca historic districts where a landmark facade complicates a vent, and how a high-end thermostatic valve wants to be roughed in before the tile goes on. We also know the streets: Belgian block, film shoots, loading docks that belong to someone else.

West of Greenwich Street is a flood zone. Sandy came up the streets and into cellars, and a lot of the mechanical rebuilds since then included backwater valves, relocated equipment and new sewer connections. Some of that work is holding. Some of it needs a second look.

Timing Plumbing Work Around Tribeca Buildings and Rules

Loft co-ops and alteration agreements

Tribeca co-op boards were among the first in the city to write strict alteration agreements, because the early conversions taught them what unpermitted plumbing does to a building. Anything beyond a repair usually needs board sign-off, a certificate of insurance and a licensed plumber's filing. We supply all three.

Full-service condos

Doorman, resident manager, freight elevator, 9-to-4 work hours, and a service entrance on a side street. We book the elevator when we book the job.

Restaurants and hospitality

Some of the best restaurants in the city are on Greenwich and Hudson Street. Grease trap service, gas line work and floor drain jetting run after midnight or before 9 AM, and we schedule accordingly.

Landmark districts

Sidewall venting, rooftop equipment and anything visible from the street can involve the Landmarks Preservation Commission in the historic districts. We flag it before you buy a tankless unit that needs a vent on the facade.

Drain Cleaning, Leak Detection, Fixture and Emergency Plumbing for Tribeca Properties

Drain cleaning is the Tribeca specialty. Long horizontal runs from a loft kitchen to a stack across the building, laid with almost no pitch through wood joists, collect grease like a trap. We snake them, jet them when the cable is not enough, and camera them so you know whether it is a habit problem or a pipe that was never right.

Leak detection in open-plan lofts with wood floors and plaster ceilings, where the stain on the ceiling of the fourth floor might be a shower pan on the sixth. Instruments first, one opening, a report for the board.

Pipe repair for original cast iron stacks, galvanized branches from the first conversion, copper from the second, and PEX from last year's renovation, all meeting in the same wall. We make the transitions correctly and replace what is done.

Faucet and fixture installation at the level Tribeca renovations run: thermostatic shower systems, wall-mounted faucets, freestanding tubs with floor fillers, steam showers, pot fillers. Roughed in to the manufacturer's spec and tested before tile.

Water heater repair and water heater installation for lofts with individual heaters tucked into closets and for buildings with central systems. Tankless and heat pump options where the venting and electrical allow, and a straight answer where they do not.

Boiler repair for the smaller buildings with their own steam or hot water boilers, and radiant floor and hydronic work in the renovated lofts that replaced radiators with heated concrete.

Gas line repair, new lines for ranges in kitchen renovations, Local Law 152 inspections for the loft buildings, and commercial kitchen gas for the restaurants. Con Edison territory, LAA filings, pressure tests.

Sewer line repair under Belgian block streets and old sidewalk vaults, with DEP and DOT permits and the coordination the neighborhood's underground requires.

Toilet repair, including wall-hung units with in-wall carriers and the low-pressure top floors of roof-tank buildings.

Emergency plumbing around the clock, minutes from Liberty Street. A loft with a wood floor and a burst supply line is a 20-minute problem, and we treat it like one.

Commercial plumbing for restaurants, galleries, offices and the ground-floor retail along Hudson Street and West Broadway.

Emergencies, Repairs and a Simple Process in Tribeca

Tribeca work is a mix of scheduled renovation plumbing, board-approved repairs and the occasional 3 AM flood in a loft with a floor that cost more than the plumbing. The process holds for all of it.

Call (929) 717-4784 or send the form. We ask about the building, the board and the problem. The certificate of insurance goes to the management company, the plumber arrives in the window, diagnoses, and gives you a written price. The work is done, tested and cleaned up, and any filing the job needs is handled.
