A huge share of the housing stock, prewar especially, runs on one-pipe steam - a cast iron boiler in the basement pushing steam up a riser to radiators that hiss and clank and heat the block.     Gas odor check, carbon monoxide reading at the boiler, flue and draft inspection, sight glass and pressure gauge read before anything is touched.

    Controls and water

    Low-water cutoff tested, pressuretrol or aquastat settings checked, automatic feeder inspected, pigtail cleared. On hot water systems, pressure at the gauge, expansion tank charge, air in the system.

Boiler Problems Our Plumbers Fix Across New York City

No heat. The boiler is off, the low-water cutoff tripped and the feeder failed, the pressuretrol is stuck, the pilot is out, the gas valve died, or the thermostat wiring finally gave up. On hot water systems the circulator pump is the usual suspect - the motor hums and nothing moves.

Banging and hammering. Water hammer in a steam system is condensate trapped in a main or a radiator with steam slamming into it. Radiators pitched away from the valve, a main that sagged over the decades, a wet return packed with sludge, a steam trap that failed open in a two-pipe system. Loud, and fixable.

Uneven heat. First floor roasting, top floor cold. Main vents that are undersized or dead, radiator vents that never got replaced, a boiler running at 5 psi when one-pipe steam wants under 2. Venting is the whole game in steam, and most buildings have never had it done right.

Surging and short cycling. Water bouncing in the sight glass, the boiler shutting off on low water and then refilling. Dirty water, oil left in the boiler from a repair, wrong near-boiler piping. Skimming and repiping fix it.

Leaks. A cracked cast iron section from cold feed water hitting a hot boiler, a relief valve discharging, a circulator flange, a leaking tankless coil. Some of these are a part. A cracked section on an old boiler is usually a replacement.

The failed component

Vents, thermocouples and relief valves are small. Gas valves, low-water cutoffs and circulators are mid-range. Ignition modules, sections and burner assemblies are the big ones.

Steam versus hot water

Keep the water clean

Steam boilers need skimming after repairs and occasional flushing. Oily, dirty water surges and throws water up the risers.

Fix the venting once

Proper main vents and matched radiator vents balance a steam building better than any thermostat. It is a one-time job that ends the top-floor complaints.
