The drains in New York City are old, shared and abused. A kitchen line in a prewar building on the Upper West Side is a two-inch galvanized pipe that has carried 90 years of grease, coffee grounds and whatever the last tenant thought was fine to pour down.     What is slow and where

    Sink, tub, shower, toilet, floor drain, or everything at once. One fixture is a branch line. Everything on one floor is usually the stack. The whole building is the main. The answer changes the machine we bring.

    Access

    We find the cleanout - in the basement, behind an access panel, at the base of the stack, or on the roof. In apartments without one we go through the trap arm or pull the trap.

    Clear it

    Cable with the right head for what is in there. Grease gets a cutter, hair gets a retriever, scale in old cast iron gets a chain head or the jetter.

    Check the flow

    Water run at full volume at every fixture on the line. A drain that drains is the test.

    Camera when it matters

    Recurring clogs, main lines, anything that felt wrong on the cable. We record the run and show you what the pipe looks like inside.

    Written findings

    Grease, roots, a belly, a broken section, a wrong-way fitting from a past renovation. If the pipe needs pipe repair or sewer line repair, you get that priced separately.

Kitchen sinks. Grease is the whole story. It goes down hot, cools in the pipe, and builds a lining that catches everything else. Garbage disposals make it worse, and in a lot of prewar co-ops they are banned for exactly this reason. We cut through it and, on bad lines, jet it back to bare pipe.

Snaking versus jetting

A cable clears most residential clogs. Hydro jetting costs more, takes longer and scours the pipe wall back to bare metal, which a cable does not do. On main lines and recurring problems it is the better spend.

Access

A cleanout at the base of the stack is easy. A line that has to be reached from the roof, or through a trap inside a finished vanity, takes longer.
